Villa Management Fees in Bali: What Owners Actually Pay

Villa management fees in Bali get compared as a single percentage, but that number alone doesn't tell an owner much. What matters is the calculation base, what's actually included, what's billed separately, whether there are markups anywhere, and how the owner result comes out at the end.

ATELIERO's fee, explained

ATELIERO's management fee is 20% of booking receipts after OTA commission.

OTAs generally remit booking revenue net of their own commission. In ATELIERO's operating experience, OTA commission is commonly around 15.5%–20%, depending on platform and setup. This is not a universal OTA tariff.

  • Listing and promotion across major and relevant OTA platforms.
  • Facebook listings and Telegram chats as additional marketing channels (not OTAs).
  • Booking and guest communication.
  • Check-in and check-out.
  • Feedback collection, issue resolution, and inviting honest reviews.
  • Quality control and staff/contractor coordination.
  • Organizational support from ATELIERO's legal, accounting/finance, quality-control, and reservations functions.
  • Financial reporting.
  • Technical staff control and repair coordination/control.
  • Cleaner coordination and control.

What owners pay separately

Owners separately pay direct operating expenses, such as electricity, internet, household goods, consumables, repairs, garbage removal, banjar / local community-related charges, pool cleaning / service, cleaning labor / service cost.

  • No markup on contractors.

Direct repair, cleaning, and similar costs are owner expenses; the management, coordination, and control of that work is what's included in the management fee.

A conflict of interest worth understanding

When a manager profits from increasing what an owner spends — through markups on repairs, procurement, or contractors — its incentives stop being fully aligned with the owner's net result. That's why ATELIERO's principle is no markup on repairs, purchases, or contractors: the incentive to control costs should sit with the owner, not the manager.

Revenue − OTA commissions − operating expenses − management fee = owner result.

Compare management companies by owner value and net result, not management percentage alone. Not every villa has a dedicated full-time lawyer, accountant, or finance staff member — these are organizational functions shared across ATELIERO's managed properties, not a promise of a dedicated person per villa.
